Driveway Drainage Guide

Effective driveway drainage prevents standing water, protects the surface and helps stop rainfall flowing towards the house, pavement or public highway.

The right solution may involve a permeable driveway, carefully designed gradients, channel drains, a soakaway, rain garden or a combination of different measures.

Why Driveway Drainage Matters

Surface Protection

Poor drainage can contribute to standing water, staining, frost damage, erosion and deterioration around cracks or joints.

Property Protection

Driveway levels and falls should prevent water being directed towards doors, walls, garages and neighbouring properties.

Flood Management

Permeable construction and suitable on-site drainage can reduce the amount and speed of rainwater entering public drainage systems.

The Basic Drainage Principle

Rainwater should normally be managed within the property using a permeable surface or another suitable drainage arrangement. A new driveway should not simply discharge water across the pavement, onto the road or towards a neighbouring property.

What Is a Permeable Driveway?

A permeable driveway allows rainfall to pass through the finished surface and into the underlying construction. Water can then temporarily occupy voids within the sub-base before gradually infiltrating the ground or entering an approved drainage system.

A surface should not be described as permeable based solely on its appearance. The surface, laying materials, sub-base and ground beneath it must work together as a complete drainage system.

Important

Installing a permeable surface over an impermeable base does not automatically create a fully permeable driveway. The complete construction must provide a suitable route and capacity for the water.

Common Driveway Drainage Options

Permeable Construction

Water passes through the surface and is temporarily stored or dispersed through the underlying free-draining construction.

Drainage Channels

Linear channels intercept surface water at entrances, garages, thresholds or other low points before directing it to an appropriate destination.

Soakaways

A soakaway stores collected water below ground and allows it to disperse gradually. Its suitability depends on soil, groundwater and nearby structures.

Lawns and Borders

Carefully designed falls can direct water towards a lawn or planted area capable of receiving it without creating erosion or waterlogging.

Rain Gardens

A planted depression can temporarily collect runoff and allow water to infiltrate while adding planting and biodiversity to the front garden.

Attenuation Systems

Where infiltration is unsuitable, a designed system may temporarily store water and release it at a controlled rate, subject to appropriate approval.

Driveway Gradients and Finished Levels

Even a permeable driveway requires carefully planned levels. The finished surface should avoid low spots and should direct excess water away from buildings.

A contractor should consider:

  • The level of door thresholds and damp-proof courses
  • Garage entrances and other vulnerable openings
  • The direction and steepness of the driveway
  • Low points where water may collect
  • Neighbouring land and shared boundaries
  • The pavement and highway at the driveway entrance
  • Existing drains, gullies and inspection covers

The correct falls depend on the surface, site and drainage design. They should be determined during the survey rather than guessed during installation.

Is a Soakaway Suitable for Every Driveway?

No. A soakaway relies on the surrounding ground accepting water at a suitable rate. Heavy clay, high groundwater, contaminated land, slopes and proximity to buildings can affect whether infiltration is appropriate.

A drainage professional may recommend infiltration testing and a site assessment before the soakaway is designed. Simply creating a stone-filled hole does not guarantee adequate drainage.

Why Is Water Pooling on My Driveway?

Common causes of standing water include:

  • Incorrect or insufficient surface falls
  • Localised sinking or movement in the foundation
  • Blocked or undersized drainage channels
  • A blocked outlet or failed soakaway
  • Clogging within a permeable surface
  • Raised borders trapping water
  • Additional runoff arriving from another area
  • New development or landscaping altering previous drainage routes

The cause should be identified before resurfacing. A new decorative layer will not correct failed levels, a blocked outlet or an unsuitable foundation.

Maintaining Driveway Drainage

Drainage systems require occasional inspection and cleaning. Maintenance needs will vary according to trees, traffic, surface material and local conditions.

  • Remove leaves, silt and debris from drainage channels
  • Check channel outlets remain clear
  • Clear sediment from gullies and catch pits
  • Prevent soil and mulch washing onto permeable surfaces
  • Remove weeds carefully without damaging joints
  • Follow the installer’s cleaning guidance for resin and permeable paving
  • Investigate persistent pooling, sinking or overflow promptly

Planning Permission and Drainage

In England, a new or replacement front driveway will not normally require planning permission where a permeable surface is used or runoff is directed to a lawn, border or another suitable permeable area.

In Wales, new or replacement front hard surfaces should similarly use porous materials or direct water to a permeable area at the front of the property.

In Scotland, a driveway between a house and a road can normally qualify as permitted development when porous materials are used or runoff is directed to a permeable area within the property. Different rules apply in conservation areas and within the curtilage of listed buildings.

Impermeable front driveways exceeding five square metres may require planning permission when suitable on-site drainage is not provided. Property-specific restrictions can also apply.

  • Where will rainfall go after the driveway is installed?
  • Is the complete driveway construction permeable or only the surface?
  • How have the finished levels and gradients been determined?
  • Will any water be directed towards the pavement or road?
  • What drainage channels, gullies or outlets are included?
  • Has the ground been assessed for infiltration?
  • Who is responsible for obtaining any necessary approval?
  • What ongoing drainage maintenance will be required?
